Because of the number of steps involved, it can take some time to complete the process. The simplest of subdivisions can take three to four months to complete while the more complicated or larger subdivision can take a lot longer. Although there are some statutory time periods associated with the subdivision process, the majority of time taken to complete a subdivision rests entirely with the applicant.
While it is possible to undertake some of the subdivision processes yourself there are a number of aspects that will require you to use the services of consultants such as a land surveyor, planning consultant, engineer or lawyer. If you are considering subdividing, we recommend that you contact the Council at an early stage to find out what subdivision rules apply to your property, and the information you will need to provide with your application.
If your subdivision creates a significant number of new lots, or has some unusual or complex aspects, we recommend you request a pre-application meeting(external link) with Council staff before you finalise the application.
